The proposed development would be built behind houses on Parkfield Place and Mynachdy Road.

Mynachdy residents oppose student flats development

11 December 2017

A group of Mynachdy residents have submitted a petition opposing plans for more student flats in the area.

Developers hope to extend planning permission on a site just off Mynachdy Road, to include 361 bedrooms over five blocks. Permission already exists to build up to 249 rooms, but the developer says that the additional rooms are needed to make the project viable.

The plans would also include a Community Centre and Boxing Club, as well as a limited number of parking spaces, but some local residents are concerned about the impact which the development could have. The proposal would see the flats erected on land sandwiched between an existing row of houses (pictured) and a railway line, leading to fears of noise issues. The new flats would also be near to the existing Talybont student complex.

Councillor Jennifer Burke-Davies, who represents the Llandaff North ward for the Labour Party, is among those to oppose the move and says that the local identity of the area could be at risk.

“The developers have said there will be no noise pollution. However, residents can already hear noise from the Talybont estate, which is on the other side of the train tracks. This one would be at the bottom of their gardens,” Cllr Burke-Davies said.

“One resident… at a public meeting held a really valid point that they no longer live in Mynachdy, they live on the students’ campus. The entire estate is being eradicated, and that community is just being lost.”

The developers were unavailable for comment today, but details in their planning application note that despite including more bedrooms, the new development would have only five housing blocks, compared to an originally-proposed seven.

The planning application was due for consideration by Cardiff Council on Wednesday, 13th December, but this decision has been postponed. A statement from the council’s planning committee confirmed that the application had been withdrawn from Wednesday’s agenda, “to allow the applicant to serve notice on all relevant land interests.”

The application will instead be referred to a future planning committee.
